Recently Sold in Greeley: Hart

Selling this charming single family home in the Hart neighborhood of Greeley was a fun adventure. This home had been a rental property for years and initially had a tenant in it when we first listed the home. This property was also part of a reverse 1031 tax exchange, so we had a limited amount of time to get it sold. I knew this sale would take some extra creativity, so I put on my metaphorical boots and got to work.

The home itself is situated on a tucked-off quarter acre lot off a main road that runs through the northern side of Greeley. This particular location has experienced a significant amount of growth over the last few years, making this property an excellent choice for a first-time home buyer or an investor looking to expand their portfolio.

The Hart area is a great place to live in Greeley, as it’s only a few minutes from Downtown Greeley, The University of Northern Colorado, and the Northern Colorado Medical Center. It’s also a very short drive to schools, parks, shopping, and restaurants. The convenience of the location mixed with the privacy of the lot was a huge bonus!

The home features 3 bedrooms and 2 bathrooms in 1,248 square feet of living space. In addition to the large, tucked-off lot, the home had recently been updated with new interior paint, LVP flooring, new roof and gutters, and new windows. There was also framing installed for a back porch or sunroom, leaving the buyer the ability to add their own touches and earn some sweat equity.

To get this home sold, we strategically priced the home slightly below appraised value, added some much needed updates, and put together a substantial marketing plan to attract the biggest pool of buyers possible. My listing package for this home included:

  • Professional Cleaning

  • Lawn Cleanup

  • Multiple Rounds of Professional Photography

  • Social Media Ads

  • High Quality Print Marketing

  • MLS Syndication Websites

  • Unique Property Website

  • Open Houses

  • Contract Management/Negotiation

  • And More!

With all our efforts, we were able to get the home sold for 99% of asking price despite having to briefly pull the home off the market for updates when the tenant moved out. The escrow process was very smooth for my sellers. In the end, both the buyer and sellers felt like they got what they needed out of the deal. They closed on this property well before they needed to fulfill their reverse 1031 exchange!

Here is what my awesome sellers had to say:

“Working with Amy has been fantastic. She always keeps me updated on the status and next steps for my real estate transactions. I like having a clear picture of what we're doing, the timeline for each milestone and all the things that need to be done to get to closing (and what to expect at closing as well).”
